Villa Gemma, ideally located 2 minutes walk to the beach of Flamands and a few minutes drive to the shops and restaurants, is a recent 3-bedroom villa. 
Fully air-conditioned, it offers a gorgeous sea-view on Flamands bay and has a heated pool. Built on 2 levels, there are on the main floor 2 bedrooms, each side of the living-room, an open-kitchen on the living-room which opens onto the terrace with the pool and an outdoor dining area. 
On the ground floor (accessible from the outside or from indoor stairs) you will find the 3rd bedroom, a second kitchen and a small living area with a sofa bed ideal for small children, teenagers or a single person.

VILLA POLICY

ST BARTH DREAM VILLA don’t add service charge to all rates. You save 10% on your staying and you have the same conciergerie service during your staying.
All villa prices are subject to the mandatory 5% Accomodation Tax, like in any agency. Rates are based on 2 guests per bedroom.

A minimum stay of 7 nights is requested, shorter stays are on request. All bookings that include Christmas Day or New Years Day will be charged at the Holidays Season Rate and for a minimum of 14 days.

CANCELLATION POLICY

Cancellation more than 6 months prior to the arrival date: 0% (no penalty)

For Bookings not including Christmas and/or New Year Holidays
> Cancellation 30 days prior to the arrival date: 25% of the total reservation amount
> Cancellation less than 30 days prior to the arrival date: 100% of the total reservation amount

For Bookings during the Christmas and/or New Year Holidays
> Cancellation 60 days prior to the arrival date: 25% of the total reservation amount
> Cancellation less than 60 days prior to the arrival date: 100% of the total reservation amount
